How do I start the custom home process?To start, contact us either by phone or email to discuss your project, including the type, timeline, budget, and your specific needs and wants. If we seem like a good fit, we will provide information on our design process and fees through a welcome package. Next, we will send you a detailed questionnaire to clarify your vision and project requirements. Following that, we will create a proposal with a project schedule, fee structure, and deliverables. Upon agreement and signing of the proposal and contract, we will begin the design process.

I have plans/design that I liked, or I purchased plans from the internet can you help us get the permit?We are Architects who enjoy working with our clients and not a drafting services firm. We love to collaborate with you to create a design that is specific to you and to your site. We explain our design process and follow it, at the same time we ensure the design follows the local building and zoning codes while meeting the needs of our clients. if you already have ideas, sketches or even floor plans for your project, this will not reduce the design fee. The expensive part of what architects do is not coming up with a floor plan. The value in our work is translating that idea into a complete, coordinated set of drawings that not only incorporates energy and life-safety code, the structural system and zoning laws, but is also efficient, beautiful and constructability.

What is the Client Responsibilities and how much involvement is needed?For a client, we encourage active participation throughout the building process. During the early stages of design such as Schematic design and design development, your input is crucial in shaping the overall design of your home. We understand that you may have busy schedules, but your involvement is necessary to ensure that we are able to achieve your desired vision for the project. Our main goal is to ensure that you are satisfied with the final outcome, and by setting clear expectations early on, we can ensure that the process runs smoothly.

Do you work on project outside Texas?It depends, for concept design or help with design reviews, with Zoom call and pictures this can be possible To take into full project, I am NCARB certified and to be registered in different state is possible through reciprocity. We do collaborate as consultant for other licensed firms in other state.

Do You do free consults?yes, our first phone call, zoom and site visit if needed is complimentary if the site within 40 miles radius of me. But we don't start designing before a signed contract.

How do you calculate your fees?We take into consideration the complexity of the project, service level you want and level of detail we are providing. please refer to service levels on the website to learn more. We like to charge a fixed fee, if additional services needed later that will be a separate charge. For home addition, a minimum fee will be 15,000 for 1000 sqft, but it can be more. How long does it take to design a custom home?Usually from 6-8 months but it can depends sometimes on the complexity of the project, the ability of client to make decisions and Jurisdictions/HOA review.
